DESIGN PROCESS

1. Initial Consultation: I will meet with you to understand your vision, requirements, and goals for the project. This includes discussing the desired aesthetics, functional needs, budget, and any specific preferences.

2. Concept Design Phase: Based on our initial consultation, I’ll begin developing design concepts. These concepts are shared with you for feedback and further iteration. The owners' input and ideas are taken into account as the design evolves.  The concept design drawings shall be in the form of colored 2D drawings. The intent is to determine a design strategy that I can take to the next phase.

3. Schematic & Design Development Phase: I will then refine the chosen concept, translating it into detailed plans, elevations, and 3D models. Regular meetings and discussions are held with the owners to review the progress, make adjustments, and ensure that the design aligns with their vision.  The drawings shall be in the form of CAD and 3D models.  I can easily work remotely via Zoom and the use of the 3D model that you can explore at your leisure.

4. Material and Finishes Selection: You will actively involved in selecting materials, finishes, fixtures, and other design elements. It’s best to visit showrooms, review samples, and work closely with me to make informed decisions that reflect their preferences and budget.  What has worked best with previous clients is to provide inspiration images like what you’ve provided thus far.

5. Building Permits and Approvals: I will assist in obtaining necessary permits and approvals from appropriate agencies.  I use a third party company to route the building permit as this helps to streamline the process.  This is not a third-party review service which is an additional cost and service.

6. Construction Documentation: Detailed construction drawings and specifications are prepared by myself and the structural engineer, reflecting the finalized design. The owners are consulted for any final revisions or clarifications to ensure that their requirements are met.

7. Construction Phase: During construction, I will act as a liaison between you and the contractor, coordinating and overseeing the project. Regular site visits and meetings are conducted to address any design-related queries or modifications that may arise.

8. Completion and Handover: As the construction nears completion, I will conduct a final walkthrough to ensure that the design intent has been realized. The project is then handed over to the owners, who may provide feedback and evaluate the final outcome.
